About Us
Island Palm Communities LLC (IPC) is a partnership between developer Lend Lease and the U.S. Army. The partnership represents the Department of Defense’s largest military family housing privatization project, and no other matches its complexity and scale. Innovative design and technologies, including the use of photovoltaic systems, will make Island Palm Communities among the largest solar-powered communities in the world.
Lend Lease has a 50-year responsibility to IPC to provide asset and property management services with an ongoing capital repair and replacement program. It has been recognized with awards from several international, national and local organizations for its innovative approach to development, design and community building.
Current Status
So, what's the latest news we just have to brag about? Our Simpson Wisser neighborhood at Ft. Shafter is now among a handful of neighborhoods across the nation to earn the designation of a LEED Certified Neighborhood. The Island Palm Communities partnership was selected to be part of a U.S. Green Building Council pilot to help establish the nation's first green building rating system for neighborhood development. As of September 2012, the Lend Lease design-build team, with support from our valued consultants, subcontractors and vendors, has delivered 3,709 new homes to families since construction got underway in 2005. New homes continue to come up in the Aliamanu and Helemano communities, and the team recently broke ground on the third and final phase of the Kalakaua Community development located on the South Range on Schofield Barracks. With another busy year on the horizon and hundreds of new families PCS'ing to Hawaii, hundreds of new homes will be delivered throughout the year.
In addition to new homes, extensive renovations also are taking place. More than 1,500 of the planned 2,500 renovations have been completed, adding new household amenities, energy-efficient appliances and fixtures and other improvements providing families with a beautiful home to enjoy.

Project Description
State-of-the-art design and technology are being used to create a sustainable community. The partnership will provide for the design, development, construction and renovations, and property management of 7,756 homes. Of that amount, Island Palm Communities will:
• Construct 5,241 new homes and eight new community centers during the first 10 years
• Renovate 2,515 homes, including 386 historic homes during the first 10 years
• Construct nine new community centers and amenities – swimming pools, fitness centers, spray parks, skateboard parks, tot lots and parks, basketball courts, walking and biking trails and more
• Replace and renovate homes throughout the remaining 40 years of the partnership
• Provide daily maintenance and management of family housing for 50 years
